Regional Ring Road – Progression of Infrastructure | Tripura Constructions

 “A city always contains more than any inhabitant can know, and a great city always makes the unknown and the possible spurs to the imagination.”- Rebecca Solnit. This is so true if we talk about Hyderabad. A well developed and very populated city needs to have an extra ordinary infrastructure. Though Hyderabad has a well developed infrastructure, the government has decided to adorn it with a Regional Ring Road, an addition in the progression of infrastructure, so that it can reduce the congestion of the traffic.

1. What is RRR

RRR stands for Regional Ring Road. It is a proposed ring road around the city of Hyderabad. It is a 6 lane 340 km long road that will encircle the existing ORR.  RRR is likely to pass through 125 villages and five Reserved Forest areas. With respect to the crossing point of the National Highways, the RRR corridor is divided into four quadrants. They are as follows :        

  • North-East Quadrant – from Toopraan (NH-44)  to Malkapur (NH-65)    
  • South-East Quadrant – from Malkapur (NH-65) to Shadnagar (NH-44) 
  • South West Quadrant –  Shadnagar (NH-44) – Koulampet (NH-65)        
  • North West Quadrant –  Koulampet (NH-65) to Toopran      

 

2. Why was RRR Planned

ORR was built to ease the traffic congestion in and around Hyderabad. As this was a successful project, the state government presented a proposal to the central government expressing the plan to construct a Regional Ring Road (RRR) that would be 30 kms off and around the ORR and connecting a number of districts and villages around this City of Pearls. Regional Ring Road (RRR) was planned for the progression of infrastructure and to create employment opportunities between the circular roads. RRR will also help to reduce traffic congestion and boost the economic advancement of Telangana. Satellite Township is also planned within the 30-40 kilometer wide strip between ORR and RRR. It is expected to cover 50 acres of land. It is planned to strengthen the existing road network by adding new stretches at those points where linkages were missing. RRR will connect the districts around Hyderabad. It will also link major National Highways like NH- 44, NH- 65, NH -163 and NH -765.     

 

3. Expenditure on RRR

The RRR project will be built at a cost of Rs. 17,000 crores with state and central governments having an equal share in the expenses. This project will be constructed from two directions – north and south.

 

4. Realignment of RRR

The initial phase of RRR was not as per the plan of today. Earlier in 2017, the Central Government had issued a gazette notification to start the project for 166 km. This stretch would have connected Sangareddy, Toorpan and Chotupal. Though the project RRR was approved in 2018, there were no further announcements on the project. A new Detailed Project Report (DPR) was called in 2019 and it was then that the second phase was approved. The overall length of this 6 lane project is expected to be 338 km with a width of 500 feet. The land acquisition is completed by the state government and is waiting for clearance. This RRR will come up beyond the existing ORR. Now it will connect Sangareddy, Narsapur, Toorpan, Gajwel, Chotuppal, Bhongir, Jagdevpur, Ibrahimpatnam, Chevella and Shankarapalli.  Due to the development activities that took place along the ORR in the last four years, the RRR project needs realignment.  Though a preliminary RRR alignment was submitted in 2017, it needs realignment due to several other development programmes that had taken up along ORR in the past four years and these developments have become an obstruction in Regional Ring Road plans. The logistic parks, The Hyderabad Pharma City project which have come up during the last four years have become a hindrance in the old alignment of RRR.

 

5. North and South Construction

Project RRR comprises of two parts- northern part of Rs. 9,500 crore and 158 km long whereas the southern part is worth Rs 6,480 and 182 km long. This project is expected to get completed in a span of three years. Rs. 750 crore is already sanctioned for this project in the budget of this year 2021 by the government of Telangana. The northern part will connect Sangareddy, Narsapur, Toopran, Gajwel, Yadadri, Pragnapur, Bhongir and Chotuppal while the southern part will connect Chotuppal, Ibrahimpatnam, Kandukur, Amangal, Chevella, Shankarpally and Sangareddy.         

            

6. Progression of Infrastructure 

With the completion of Regional Ring Road, Hyderabad will get connected to most of the districts and villages. Till now the growth was restricted to the city and its peripheries, but now with the connectivity, the other areas will also benefit from the development of infrastructure and other developments of the city. RRR will improve the city and its surrounding regions.  Various factors like, affordable rates of houses, availability of vast stretches of land, young cosmopolitan generation, and excellent infrastructure contributes to the development of Hyderabad. These areas around the Regional Ring Road will function as a catalyst for the growth of trade and business along with the development of offices and industrial units. These will in turn boost employment, business, education, health and entertainment and indirectly help real estate to flourish. Now that this City of Pearls gets connected to many districts and villages, the real estate in these areas is bound to take a surge. Investors will target these areas as they will become areas with futuristic potential. Affordable Housing projects will increase in number. This progression of infrastructure will give a thrust to the residential and commercial pockets too.             

7. Impact of RRR on Real Estate Sector      

The real estate of Hyderabad is booming in all seasons. Despite various external factors, the real estate sector remained resilient and didn’t suffer huge losses like other industries. This project will surely draw the attention of several companies and industries towards the strip between ORR and RRR. It will facilitate the residents to smoothly navigate in and out of the city limits. By increasing the connectivity through RRR, real estate in the city and the suburbs will gain momentum and many places are expected to bloom in terms of its real estate with its residential and commercial sectors. RRR as a progression of infrastructure will not only ease connectivity but will also increase the demand for rental accommodations.  

8. RRR – A Feather in the Cap  

Hyderabad, the City of Pearls is ranked the best city to live and work in India.  Hyderabad also bagged the World’s most Dynamic City tag in 2020. It was ranked first among 130 cities across the globe.  This city has been drawing a significant level of interest from overseas real estate investors too.
